Clean, roomy & great location Positive: Location, size for our party & outdoor living area Negative: Lack of ceiling fans in bedrooms, no broom or vacuum, information guide or booklet would have been great as we were all from out of town & no full length mirror

False advertising ruined our holiday. Positive: Reasonable looking place, neatly appointed. Negative: There is NO AIR-CONDTIONING at Boos Rd, Forresters Beach, despite it being advertised . Only one of the two ceiling fans was operable. One fan was the extent of the cooling in this 2 storey property. Other side issues were that the BBQ was literally knee high and filthy and a light socket was hanging out of the ceiling. We rang the property and booking.com. to be told that the management were aware that there is no airconditioning despite it being advertised. This false advertising misled us into making the booking. Air conditioning was an essential criteria for health reasons but this amenity was not available, despite being promoted. The owners were not immediately contactable as they reside internationally. We advised that we could not stay at the property. We cancelled to receive the contracted refund of $300 out of $1500 we paid. We messaged the agent to say we were leaving due to the heat in the house, the rely: "Okay, thanks for booking". Our family holiday is spoiled and not even an apology or any effort to amend the situation. No refund was given. We have since passed our complaint on to Fair Trading.

Nice place and good hosts Positive: Great location. I have lived on the central coast for 30 years Negative: We had an unusually hot night once and air conditioning would have been good

Had a great stay Positive: The property was presented very well and spacious. Negative: The electric stove was difficult to use. The rooms didn’t have any fan or air conditioning, made the room too hot and stuffy.
